Property Overview

FOR PUBLIC AUCTION ON MARCH 7th AT THE CLAYTON HOTEL, LIFFEY VALLEY, DUBLIN @ 7PM.

The Leinster Property Auction in partnership with Kelly Bradshaw Dalton

Offers at bids over €399,950

We are delighted to bring to the market this “Builders Dream” Residential Investment Property.

This is an ideal opportunity for any investor looking to place their own stamp on an investment of this nature.

It appears that works had commenced and were stopped mid cycle. At present the property is stripped back to its core and is ready for complete refurbishment. Being in need of total refurbishment means that the property is not restricted by current rental caps.

Planning permission (0894/02) was granted on 05th July 2002 to convert the then existing 7 x Bed Sitters into 3 one bedroom flats.

The rental potential for a property in this location, as a fully finished product, should return a min annual income of c.€54,000 PA.

The planning permission read:
Construction of rear two story extension to existing three storey dwelling currently in 7 no. flats, to include new windows to existing gable elevation, modification to internal lay-out to form 3 no. self contained 1 bedroom apartments at No. 73 Cabra Park, Dublin 7.

Cabra Park is located close to the heart of Phibsboro Village with the New Luas line within walking distance. These factors make this a potentially perfect residential investment.

Due to the nature and the condition of the subject property, viewings will be carried out by appointment.

Building Energy Rating (BERs)

Building Energy Ratings (BERs) give information on how to make your property more energy efficient and reduce your energy costs. All properties bought, sold or rented require an BER. BERs carry ratings that compare the current energy efficiency and estimated costs of energy use with potential figures that your property could achieve. Potential figures are calculated by estimating what the energy efficiency and energy costs could be if energy saving measures were put in place. The rating measures the energy efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is ‘D’. All properties are measured using the same calculations, so you can compare the energy efficiency of different properties.
